What floor restoration typically costs

Restoration is priced by the square foot, with repairs, coating or adhesive removal, and access priced on top. Two floors with the same square footage can land far apart, so we quote every floor after we see it — but the factors that move the number are predictable:

• Low end: sound floors that only need cleaning, honing, polishing, and sealing.
• Middle: floors with some pits, chips, or etching to repair before polishing.
• High end: carpet glue or old coatings to remove, many repairs, or uneven slabs to grind flat.
• Open, empty rooms and large continuous areas cost less per square foot than furnished homes with many small rooms.
