Terrazzo Floor Restoration in Miami

Miami has more terrazzo than almost anywhere in the country. Mid-century homes in Miami Shores, Coral Gables and the Upper East Side, condo lobbies on Brickell and Miami Beach, and older commercial buildings downtown were built on it. Much of it is still there, under carpet, tile or decades of wax. Our South Florida crew restores it.

What Miami terrazzo usually needs

Most Miami terrazzo we see falls into three groups. Floors uncovered after carpet or tile comes up have glue, mortar and tack strip holes. Floors that have been waxed for years have a yellow, cloudy build-up that hides the chips. Floors in older homes and buildings have cracks that follow the slab underneath.

Each of those is fixable. Adhesive and wax come off in the grinding stage. Holes and cracks are filled with color-matched epoxy and terrazzo chips. Then the floor is honed and polished through progressively finer diamonds until it shines without a coating.

Terrazzo repair in Miami

Repairs are where terrazzo jobs are won or lost. A crack filled with plain grout or the wrong color resin stands out forever. We mix patches to match the existing chip and matrix colors, let them cure, and grind them flush with the surrounding floor.

For condo units and lobbies, we work around building rules on hours, noise and water. Tell us about your association's requirements when you request a quote.

Keeping restored terrazzo looking good in Miami

Sand tracked in from outside is the biggest wear factor in Miami. Mats at every exterior door, daily dust mopping, and a pH-neutral stone cleaner will keep the polish much longer. Avoid vinegar, bleach and acidic bathroom cleaners, which etch the marble chips.

Frequently asked questions

How much does terrazzo restoration cost in Miami?

Price depends on square footage, how much repair the floor needs, whether carpet glue or tile mortar has to come off, and the finish you want. We give a written quote after seeing the floor. Our Florida terrazzo cost guide explains the main price factors.

Can terrazzo be restored after carpet is removed?

Yes. This is one of the most common jobs we do in Miami. The glue and tack strip holes come out during grinding and repair, and the floor underneath is usually in good shape.

How long does terrazzo restoration take?

A typical home takes a few days depending on size and the amount of repair. We will give you a schedule with your quote.

Do you work in condos and commercial buildings?

Yes. We restore terrazzo in homes, condos, lobbies, and commercial spaces across Miami-Dade.
